Design Features

In April 2022, full planning permission was granted for the construction of 34 new homes within the grounds of the Meldrum House Estate – bringing the total number of new homes across the development to 40. Spread over several acres, the project is thoughtfully divided into two distinctive areas: Phase 1 and Phase 2, each located in different parts of the Estate.

Our contemporary, energy-efficient homes are tailored to meet each client’s individual requirements. With an in-house architectural team, we guide you through every step of designing your forever home. For those who wish, we also offer detailed 3D visualisation packages to help bring your vision to life.

A bespoke design theme underpins the development, ensuring harmonious use of materials such as stone, timber, and render, reflecting the estate’s natural character and heritage.

This development has a variety of plots on offer within the estate. Some overlook the manicured golf course, others enjoy open countryside views, or you can select secluded plots nestled within Silver Birch trees.

All plots are fully serviced with superfast broadband as well as mains water and sewage.

 

PHASE 1
We have 4 remaining available plots in phase 1, all of which are accessed from the A947 Oldmeldrum/Turriff road.

 

Plot 3
An elevated plot with an excellent view overlooking the 11th green, then lengthy views to the surrounding skyline.  This plot benefits from a stunning drystone dyke outlining the front boundary.

 

Plot 4
This elevated site overlooking the 13th green also has an excellent view of the surrounding countryside. It has it’s own private driveway and large plot.

 

Plot 5

This is a prestigious plot on the estate, that is accessed from a small shared point for 3 plots, it has a desirable driveway leading up to the plot, and lengthy views of open countryside and down to the hotel.  It benefits from several mature trees within the grounds of the plot, creating a very grand feel.

This south facing plot measures around .75 of an acre and features open views overlooking the 14th hole.

 

PHASE 2
The plots are accessed via a private gated entrance from the B9170 Methlick–Oldmeldrum road. Each plot is nestled within mature Silver Birch woodland, offering views either across the manicured golf course or out to the open countryside. Each home benefits from direct pedestrian access into Oldmeldrum through the scenic hotel grounds.

These are lovely secluded plots nestled in amongst the silver birch trees, these would suit a smaller style home.

This plots overlooks the open countryside, and would lend to a bungalow style property if desired.

This plot is larger in size than its neighbouring plots and benefits from views overlooking the open countryside to the north and is south facing onto the 6th green.
